Where is the Dubai market heading?

What supply, mortgage rates and new launches mean for buyers and sellers this year.

Most forecasts agree that price growth in Dubai is slowing after several strong years. Buyers have more time to decide and more room to negotiate, while well-presented homes in established communities still sell quickly.

Supply is the number to watch. Many off-plan projects launched in recent years are due for handover, and more completed units give tenants and buyers more choice, especially in apartments.

Mortgage rates still decide what most end users can afford. A small change in rates moves the monthly payment more than a small change in price.

Our advice: sellers should price against recent sales and invest in presentation; buyers should get a pre-approval and compare ready homes with off-plan payment plans before they commit.
