A dream home starts long before construction. Getting four things right at the start saves months later.

Include design fees, permits, finishes, furniture and a 10% contingency, not only the building cost.

2. Know your plot

Check the zoning, setbacks, soil report and where the sun and the prevailing wind come from.

3. Write a clear brief

List the rooms you need, how many guests you host, where you want privacy and what you want to add in the future.

4. Choose your team

Ask to see finished projects, speak to past clients and compare detailed quotes rather than totals.
